Commercial Glazing Maintenance & PPM Services

We carry out commercial glazing maintenance for facilities managers, building managers, commercial landlords, and FM companies across the UK. Our work ranges from one-off condition assessments through to multi-year PPM contracts covering complex glazing systems at height and in difficult-access locations.

Why should Dynamic Access be your first choice for commercial glazing maintenance?

Dynamic Access provides comprehensive preventive maintenance and servicing for a variety of glazed structures, including atriums, rooflights, canopies, facades, curtain walls, and high level windows.

Many of the repair and refurbishment projects we handle could have been prevented with regular maintenance. A suitable maintenance schedule can significantly extend the lifespan of your glazing systems and save you money that would otherwise be spent on reactive repairs. Our ongoing PPM contracts have included multi-phase glazing servicing at the Nationwide Building Society headquarters in Swindon and ongoing PPM servicing at Barclaycard’s headquarters in Northampton. All projects are documented photographically throughout, giving clients a clear record of the works completed and the current condition of their glazing systems.

What does glazing maintenance involve?

The recommended maintenance programme and frequency will vary depending on the size, age, location, and type of glazing system. We take a fresh approach to each commercial glazing maintenance project, creating customised maintenance programmes based on our clients’ needs and the condition of their glazing.

The stages of glazing maintenance typically include:

  • A free preliminary site survey to establish the current condition of the installation.
  • Identifying areas needing attention before providing a maintenance plan and costed proposal.
  • Carrying out any necessary initial work to bring your glazing up to a serviceable standard.
  • Conducting scheduled maintenance visits to extend the lifespan of the system and its components.

Dynamic Access offers a variety of bespoke glazing maintenance programmes for the early identification of potential issues, supporting health and safety compliance across your estate. Our packages also come with a water ingress guarantee, ensuring your glazing remains safe and functional for building occupants (subject to Ts & Cs).

What’s included in the glazing maintenance package?

Our glazing maintenance programmes are tailored to the glazing system and the client’s requirements. Tasks included in a typical maintenance visit cover:

  • Torque testing of fixings and fastenings.
  • Inspection and condition assessment of all glazing units.
  • EPDM gasket and weather seal inspection, cleaning, and replacement where required.
  • Drainage path and weep route clearance to prevent water ingress.
  • Identification of cracked, broken, or misted double-glazed units with failed IGU edge seals.
  • Mechanism lubrication and adjustment, including hinges, friction stays, locks, and restrictor stays.
  • Frame and structural condition assessment.
  • Perimeter sealant and structural silicone inspection and repair.
  • Component replacements and upgrades where required.
  • Health and safety risk identification and reporting.
  • Written maintenance report with condition observations and recommendations.

We minimise business interruption by operating out of hours and providing a call-out service for reactive issues between scheduled visits. Our glazing maintenance package is backed by a 12-month warranty, which is extendable subject to annual PPM. Clients who opt for our annual maintenance package also benefit from discounted rates on additional maintenance tasks and repairs carried out between visits.

Glazing Maintenance FAQs

How often should commercial glazing be maintained?
This depends on the glazing system, its age, location, and the building’s footfall. Most commercial properties benefit from annual maintenance visits. High-risk systems, overhead glazing, and glazing in exposed locations may need more frequent attention. We confirm the recommended frequency as part of the free preliminary site survey.

What is a PPM glazing contract?
A PPM (planned preventive maintenance) contract is a scheduled programme of regular glazing servicing visits. It allows issues to be identified and resolved before they become costly repairs, and gives building owners a documented condition record that supports health and safety compliance and insurance requirements.

Can you carry out glazing maintenance at height?
Yes. Our in-house IRATA rope access technicians carry out glazing maintenance at height across a wide range of structures. We also use MEWPs and existing cradle or gantry systems. All access methods are assessed and confirmed before attendance.

Do you provide a report after each maintenance visit?
Yes. Following each visit, we provide a written maintenance report covering the condition of the glazing, defects identified, work carried out, and recommendations for future attention. Reports are accompanied by photographic documentation.

What does the water ingress guarantee cover?
Our glazing maintenance packages include a water ingress guarantee, subject to Ts & Cs. This provides clients with confidence that glazing systems we maintain will remain watertight for the duration of the guarantee period. Full terms are confirmed at quotation stage.

What is the difference between reactive repairs and a glazing maintenance contract?
Reactive repairs address problems after they have occurred, often at higher cost and with greater disruption. A glazing maintenance contract identifies and resolves issues early, before they develop into more serious defects. Over time, a maintenance contract is significantly more cost-effective than a purely reactive approach.
