Project Snapshot:
Location: Swindon
Building type: Corporate headquarters
Service delivered: Glazing refurbishment, overhead glazing replacement and ongoing servicing
Access method: Rope access and spider cranes at roof level
Project type: 10-week out-of-hours working to minimise disruptions
The Brief:
Nationwide required a specialist contractor to restore the glazing across their Swindon headquarters to a fully serviceable condition. The scale of the building and the complexity of the glazed structures meant the works needed to be carefully phased, planned around the continued occupation of the building, and delivered entirely outside of normal working hours.
The Challenge:
The project presented a number of access and logistical challenges. The scale of the roof atria and the difficulty of reaching all areas using ground-based cranes required an alternative approach to both access and lifting. Works also had to be delivered outside of normal working hours throughout to avoid disrupting Nationwide’s staff and operations, placing additional demands on planning and sequencing across each phase.
Our Solution:
Dynamic Access structured the project across three distinct phases. Phase one focused on the full servicing and gasket replacement of the roof atria, which was approximately 30 years old. The works package was purposely designed to bring the structure back to a fully serviceable condition, with newly installed components specified to extend the safe serviceability of the glazing by a further 25 years.
Phase two involved the replacement of approximately 250 overhead glazing units. Due to the size of the building and the limitations of ground-based cranes, the team designed and installed temporary works structures on the roof and positioned a number of spider cranes at roof level to manage the lifting operations safely. All replacement works were carried out by our specialist rope access glazing teams, using specialist lifting equipment supplied by GGR, and were completed entirely outside of normal working hours.
Phase three established a year-on-year planned preventative maintenance and servicing programme to ensure the structure remains fully serviceable and safe for years to co
The Outcome:
All three phases were delivered without disruption to Nationwide’s building operations. The roof atria was returned to a fully serviceable condition with an extended lifespan, all 250 overhead glazing units were successfully replaced, and an ongoing maintenance programme is now in place to protect the building’s glazing long-term. The project demonstrated Dynamic Access’ ability to manage complex, multi-phase glazing programmes on large occupied commercial buildings, working to a carefully coordinated out-of-hours schedule.
