The Brief:

Nationwide required the full removal and replacement of 64 aged Colt AOV roof vents across their Swindon headquarters, along with all associated wiring, control panels and sensors. The project formed part of a wider fire safety upgrade for the building and needed to be delivered without interrupting the day-to-day operations of the busy bank headquarters. All works were therefore programmed for outside of regular working hours.  

The Challenge: 

With the building remaining fully operational throughout, maintaining the integrity of the fire safety system at all times was a non-negotiable requirement. The replacement programme could not leave the building without a functioning fire response mechanism at any stage, requiring the old and new systems to operate concurrently during the transition. The scale of the installation, 64 units across a large headquarters building, also demanded a varied access strategy to safely reach all roof vent locations.

Our Solution:

Dynamic Access managed the project in phases, with the removal and renewal of the fire system sequenced so that the existing and new AOVs ran concurrently at all times. This ensured the building’s fire safety plan remained fully operational throughout the works. All 64 aged Colt AOV roof vents were removed and replaced with new units, inclusive of associated wiring, control panels and sensors.

New CO2, temperature, rain and wind sensors were integrated across the installation and, in partnership with EON, programmed into the existing building management system, allowing effective control of the new AOVs and supporting optimal temperature and air quality within the building. In collaboration with Defensor, all new AOVs were also linked directly to the fire alarm system, creating a fully integrated fire response mechanism. Access across the roof was achieved using a combination of IRATA rope access, MEWPs and crane lifting operations, with all works carried out outside of regular working hours throughout.  

The Outcome:

All 64 AOV roof vents were successfully removed and replaced, with the new units fully integrated into both the building management system and the fire alarm system. The building’s fire safety strategy was significantly enhanced as a result, and Nationwide’s operations were not disrupted at any stage of the project. The phased approach ensured continuous fire system coverage throughout, demonstrating Dynamic Access’ ability to deliver complex, safety-critical installations on large occupied commercial buildings.
