The Brief:

Dynamic Access were appointed to carry out a full condition and as-built inspection of newly installed glazed façades and roof lights at Pinewood Business Park in Birmingham. The building was experiencing extensive water ingress and the scope required Dynamic Access to fully understand and diagnose the cause of the defects before specifying and delivering a rectification programme to correctly resolve them.

The Challenge: 

The inspection revealed a significant number of defects across both the external glazing structure and the internal finishes. Internally, extensive plaster damage was present at junctions where the new structure met the existing building, along with damage to sills, perimeter walls and internal blinds at all transom-to-mullion joints where water ingress had occurred. Externally, the installation was found to have no flashing detail to existing building abutments, misaligned glazing rafters, pressure plates that had fallen away exposing sealant bonding, base transoms fixed directly to the floor with no drainage consideration, and mullion rafters terminating with no visible fixing point. Gaps were also present between vertical mullions and the brickwork, and four glazing panels had fractures to the internal laminate. The original installation was assessed as extremely poor, with limited consideration for weathering, capillary water ingress, correct material specification or industrial finishing standards.

Our Solution:

Given the extent of the defects identified, Dynamic Access specified and implemented a comprehensive rectification programme designed to make the glazing system fully watertight and surface drained. All materials specified as part of the rectification were purpose-designed for the application, and all works were completed to industrial standard best practices throughout. The rectification addressed the full range of defects identified during the inspection, from structural misalignment and missing fixings through to sealant failure and fractured glazing panels, ensuring the building’s glazing interfaces were correctly resolved across every elevation.

The Outcome:

The glazing system was successfully restored to a fully watertight and surface-drained condition, with all rectification works completed to industrial standard. The programme resolved the extensive water ingress that had been causing ongoing internal damage, and all materials installed were specified to perform correctly for the long term. Dynamic Access also recommended an annual service inspection, adjustment and external clean going forward to maintain the structure in good condition — demonstrating the value of combining specialist diagnosis with a properly specified rectification programme, rather than treating the symptoms alone.
