The Brief:

Nationwide required the complete removal and replacement of 48 antiquated Colt AOV roof vents at their administration centre in Northampton, along with all associated wiring, control panels and sensors. As with all works at occupied Nationwide buildings, the project had to be delivered without any disruption to the day-to-day running of the centre, with all activity scheduled outside of normal business hours.   

The Challenge: 

Maintaining the integrity of the building’s fire safety system at all times was a critical requirement throughout. The replacement programme needed to be carefully sequenced so that the building was never left without a functioning fire response mechanism during the transition from old to new. The variety of roof vent locations across the building also required a flexible, multi-method access strategy to ensure all units could be safely reached and replaced.

Our Solution:

Dynamic Access managed the replacement programme in phases, running the old and new fire systems concurrently throughout to ensure the building’s fire safety strategy remained fully operational at all times. All 48 antiquated Colt AOV roof vents were removed and replaced with new units, inclusive of associated wiring, control panels and sensors.

New CO2, temperature, rain and wind sensors were integrated as part of the installation and, in partnership with EON, programmed into the existing building management system to allow effective control of the new AOVs and support optimal temperature and air quality within the building. In collaboration with Defensor, all new AOVs were connected directly to the fire alarm system, ensuring comprehensive fire safety coverage across the building. Access throughout was delivered using a combination of IRATA rope access, MEWPs and crane lifting operations, with all works carried out outside of business hours.

The Outcome:

All 48 AOV roof vents were successfully removed and replaced, with the new units fully integrated into both the building management system and the fire alarm system. Nationwide’s administration centre continued to operate without disruption throughout, and the building’s fire safety strategy was significantly strengthened as a result. The phased approach ensured continuous fire system coverage from start to finish, reflecting Dynamic Access’ experience in delivering safety-critical installations across large, occupied commercial buildings.
